Pennymac profit drops in Q2 as rates bite, layoffs follow
PennyMac Financial Services on Wednesday reported second-quarter 2026 net income of $22 million, down 84% from a year earlier and sharply lower than its first-quarter net income of $82.3 million, as higher interest rates reduced mortgage production volume and weighed on profitability.
The company’s weaker quarter came in tandem with layoffs by the Westlake Village, California-based mortgage lender and servicer, which were confirmed by the company on Wednesday. The company also closed its office in Franklin, Tennessee, a month ago when staff in its consumer direct lending operations were laid off.
“As we align our operations accordingly, the organization has made the difficult decision to eliminate select positions within its lending and mortgage fulfillment operations,” a Pennymac spokesperson told HousingWire.
Pennymac earned 41 cents per diluted share for Q2 2026, compared with $2.54 per share in Q2 2025. Total net revenue rose 12% year over year to $497 million.
Adjusted net income, a non-GAAP measure, was $74 million, or $1.39 per diluted share, down from $124 million, or $2.31 per share, a year earlier. Adjusted net revenue increased 5% to $566 million.
“While our operational execution remained solid, our results fell short of expectations due to higher interest rates during the period,” chairman and CEO David Spector said in a statement. “As a result, we are actively taking steps to realign our cost structure to enhance profitability.”
Tech investments impact earnings
Spector said during the company’s earnings call on Wednesday that the company’s results were “impacted by our current funding of major technology initiatives in AI and automation that will structurally lower our cost to produce and cost to service, while enhancing the customer experience and expanding our origination and servicing capacity.
“At the same time, I’m particularly encouraged by the strong underlying operational momentum across our platform, highlighted by the meaningful increase in our recapture rates,” he added.
Pennymac’s annualized return on equity fell to 2%, down from 14% a year earlier, while adjusted return on equity declined from 13% to 7% during the year.
The company’s production segment generated $38 million in pretax income, down 33% from $58 million in Q2 2025. Total loan acquisitions and originations declined 8% year over year to $34.9 billion in unpaid principal balance.
Consumer direct originations increased 103% from a year earlier to $5.6 billion, while broker direct originations rose 32% to $7 billion. Correspondent acquisitions declined 25% to $22.3 billion.
Production revenue margins increased to 77 basis points of fallout-adjusted lock volume, up from 55 bps a year earlier. But total fallout-adjusted lock volume declined 18% to $31.5 billion.
The company said higher mortgage rates reduced refinance activity during the quarter, although its refinance recapture rates improved. Refinance recapture for first-lien government loans increased to 59%, up from 44% a year earlier, while conventional first-lien recapture rose from 17% to 29%.
Spector said the company’s technology investments were helping streamline its production operations and reduce costs without limiting capacity or affecting the customer experience.
“Importantly, our recapture rates improved meaningfully in the second quarter, positioning us to capture significant upside when the origination market expands,” he said.
Servicing portfolio income shrinks
Pennymac’s servicing segment reported pretax income of $22 million, down from $54 million a year earlier. Pretax income excluding valuation-related changes was $99 million, compared with $146 million in the prior-year quarter.
The company’s owned servicing portfolio grew 5% year over year to $488 billion in unpaid principal balance. Its total servicing portfolio, including subservicing and loans held for sale, increased 4% to $731 billion.
PennyMac said it continued to make progress on its acquisition of Cenlar’s subservicing business and expects the transaction to close in the fourth quarter, on schedule and in accordance with comments made during the company’s Q1 2026 earnings call.
The company also expanded its strategic partnership with Amazon Web Services as part of its effort to become a more AI-driven mortgage technology company. Its new consumer direct loan origination system has supported the deployment of process-automating AI agents, including a proprietary natural-language virtual agent for inbound and outbound calls.
PennyMac said it expects adjusted return on equity to remain in the high single digits through the rest of this year. “With a smaller projected origination market due to higher interest rates, we expect adjusted ROEs to remain in the high single digits through 2026 as we reduce our expense base,” the company’s earnings release stated.
Technology updates
During the earnings call, Spector framed the quarter as a transition period in which Pennymac continues to bear a higher expense base tied to technology initiatives that management says will drive long‑term efficiency and capacity.
“Our current funding of major technology initiatives in AI and automation will structurally lower our cost to produce and cost to service, while enhancing the customer experience and expanding our origination and servicing capacity,” he said.
The company has transitioned to a new consumer-direct loan origination system and launched a proprietary natural language virtual agent that handles 24/7 voice interactions for inbound and outbound customer calls.
“This deployment is already directly benefiting customer engagement and retention,” Spector said, citing the improved refinance recapture rates in both conventional and government channels.
Pennymac has mapped 150 discrete origination tasks across production workflows. About 25% are currently handled by automated logic or AI agents, and the company is targeting 80% automation by year-end 2027.
“We’ve seen cycle-time reductions of 40% to 80% across major loan programs, from application to conditional approval, on files where our autonomous AI agents are deployed,” Spector said, adding that faster closings support better pricing and lower fallout.
